I first met Janine when both of us were working for Center West. She was responsible for the parking management paperwork, while I was chartered with converting the manual system to an automated one. I was impressed even then at how quickly she learned new systems and how willing she was to learn. Next, she joined the Multiple Listing Service (MLS) as a trainer in their property search training program. I thought she would be well suited to teaching brokers how to conduct automated searches. And she was successful. Later, my husband and I thought we could find a single level property in LA, so connected again with Janine who had now become a broker with her mother’s firm. She was very patient with us. However, my husband could not imagine us in a condominium, and there were just too few properties that met our needs. She provided us the name of a broker specializing in that area and we found a nice facility which we moved into in March. Now we had to sell our old home, so naturally we called on Janine once more. She worked tirelessly on our behalf, suggesting what we could do to improve the property’s attractiveness in the marketplace. She conducted another extensive comparables search and came up with a recommended range. We selected a final asking price after talking further with her about the market. She arranged for a photographer to take photos of the property which presented the very best features in the best possible light. We put the property on the market and within a week we had 11 offers, several above asking price. Janine suggested how we could counter productively. We again received responses that were very competitive. We accepted a primary bid and had a couple of bids in our pocket for insurance. After inspections, a couple of hidden improvements were identified. Janine helped us negotiate our way through these challenges successfully. We ended up with a final selling price nicely over asking, but safely covering those unseen challenges. Janine was really helpful during escrow, when she had to read every page of the escrow documents to me as I had lost most of my vision and my husband had passed away in the interim and could no longer help me handle the complexities of the sale. I met Janine upon the passing of my brother when it became necessary for me to sell my brother's condo in West Hollywood. While I have never won big playing the lottery, I hit the jackpot when Janine became my agent for the sale. My brother had not maintained his condo during the twenty or so years he lived there, and the condo looked dilapidated, unappealing and dark. When Janine came in to inspect the condo, she made several suggestions for improving the appearance of the condo at a reasonable cost. I followed Janine's recommendations and this unattractive condo was transformed into a light, airy and appealing place to live. Apparently, I was not the only one who felt this way. Within hours of placing the condo on the market, offers began pouring in. The paperwork involved in the sale was daunting but Janine was there to guide me every step of the way. Janine made sure that all required disclosure forms were filled out so that there would be no hitches and, indeed, there were none. Janine reviewed each offer with me to discuss the pros and cons and provided me with her thoughts and insights on the agents and potential buyers making the various offers. Each offer was submitted to me promptly and an appropriate counteroffer made in a timely manner. I know that Janine spent many hours, above and beyond the normal hours expected of an agent, cleaning up the different offers so that I could assess them easily. With all the time Janine put in, I never felt that I was imposing or being rushed. Janine made me feel that I was welcome to call at any time with any questions or concerns. I think it is also important to point out that Janine did not let her commission influence her judgment on which of the offers I should accept. Indeed, the offer I finally accepted with Janine's concurrence was quite a bit lower than the highest offer. The offer I accepted was a cash offer with an early closing date and, in spite of the fact that Janine's commission suffered, Janine had no hesitation in endorsing this offer. I consider it a tribute to Janine that she is willing to sacrifice financially for the best interests of her clients.
